Key Money: What is it and How Do I Get Some?

In the Restaurant Trader world, 2nd-generation turnkey spaces are gold, but buyers often get confused between buying Cash Flow versus buying Infrastructure and Leasehold Rights.


Let's be clear: Building a restaurant from scratch can easily eat up 12 to 18 months, endless permitting headaches, and hundreds of thousands—or millions—in raw build-out costs.  In commercial Food & Beverage real estate, a "Key-Money" deal allows a buyer to acquire the leasehold interest, existing infrastructure, hood systems, grease traps, walk-in coolers, licenses, and trade fixtures of a 2nd-generation space. You aren't paying for historical earnings or goodwill—you are buying speed to market, massive capital savings, and fully built-out real estate assets for a fraction of replacement cost.
